In the first half of 2026, UAE investors played a crucial role in Sharjah's real estate sector, contributing over half of the total market value. Emiratis invested approximately Dh14.9 billion, accounting for 50.6% of the emirate's real estate transactions, which totaled Dh29.5 billion.

## Growing Confidence in Sharjah

The Sharjah Real Estate Registration Department's report indicates a growing trust in the emirate's investment climate. This confidence is attributed to modern legislative frameworks, sustainable urban development, and a robust pipeline of real estate projects.

## Increasing Role of Women and Young Investors

Emirati women are becoming more prominent in the property market, representing 28% of traded properties and 24.7% of sales transaction values. Additionally, younger investors, particularly those aged 35 and below, are increasingly active, reflecting a rising awareness of real estate investment among younger Emiratis.

## Diverse Investor Demographics

While younger investors show notable activity, those aged 36 to 53 remain the largest group in the market. Investors aged 54 and above also continue to contribute significantly.

Abdulaziz Ahmed Al Shamsi, Director-General of the Sharjah Real Estate Registration Department, highlighted the strength of Sharjah's real estate sector and the success of its long-term development strategy. The report underscores the expanding participation of Emiratis, especially women and young investors, reinforcing Sharjah's appeal as a sustainable investment destination.
